This new way of doing business was conceived out of the growth in online real estate listings. Brokers are doing less work for their real estate commissions as more people rely on the power of the Internet to buy and sell homes. As a result, some Multiple Listing Service real estate agencies have begun offering flat fee listing services to sellers, in which they function primarily as points of contact for the sellers and their prospective buyers. Buyers are beginning to realize that, in reality, they are doing part of the brokers work by locating their homes themselves and believe they have earned a rebate on the real estate commission. As is the case with flat fee services, there are some brokers who are reluctant to work with buyers without agents to show the homes.
